» Property Presentation

Our office will list, show and advertise your property until we secure a qualified tenant.  Along with our website, we will present the property in the Multiple Listing Service,  rentals.com and many other national websites.

» Tenant Screening

Our tenant screening includes a National Criminal Background check, Sex Offender check, Eviction check, Credit Check, and Job History check.

» Rent Collection & Disbursement

We collect monthly rent payments, receipt the rents and then disburse the funds according to your preference.

» Monthly Statement Reporting

Once we have receipted the rents, paid the vendors, paid the Association dues (if applies) we then disburse the funds according to each individual owner’s preference.  We then provide the owner with a detailed statement showing your receipts and disbursements.

» Complete Property Maintenance

Kirschner Realty Services will handle all your homes repair needs.  If your tenant calls in to report a problem, we will issue a work order and dispatch one of our preferred and trusted vendors.   We will discuss any MAJOR repairs needed with the property owner prior to the work being complete.  We will also provide estimates in writing from the vendors we use.  This excludes any emergency call outs such as fire, floods, or  HVAC repairs.

  • Your home will be listed in the Multiple Listing Service
  • Your rental home will be advertised on numerous home rental websites, including rentals.com and zillow.com.
  • Your property is available to be shown to prospective tenants.
  • Your property is repaired and maintained using reputable vendors that we trust on our own homes.
  • Your tenants have access to a 24 hour emergency repair telephone system for emergency call outs.
  • You and your tenants have access to 24 hour email service.
  • Your tenants move in and move outs, cleaning, adjusters, repairmen, etc are coordinated by our  office.
  • The security deposit refunds or claims are prepared per the Florida Statutes.
  • Your prospective tenants will undergo a thorough tenant background screening.
  • Your rental income may be deposited directly into your account or sent directly   to you.
