Property Management Agreement, Commission and Leasing Fees outlined
Full Property Management
Our monthly Management Fee is 10% of the monthly rent. This amount will be deducted monthly as we collect rent.
Our Leasing Fee is one half months rent for a year’s lease. This fee is charged whenever your property is leased to a NEW tenant.
We offer an annual property condition review. This service is optional and is provided for a charge of $99. This service includes a review of the condition of your property both interior and exterior and includes photos. This will be completed by an experienced property manager and will include recommendations to preserve your properties value.
Limited Property Management
Limited Property Management is a service we offer to our owners who simply want us to secure a tenant. Our office complete the background check, including credit and criminal check, and complete the lease. The fee for this is a finder fee of one month’s rent for a one year lease.
Attorney’s fees and Lease Drafting
Leases Drafting: In the State of Florida a BROKER is not allowed by law, to draft a lease, therefore, there will be a charge to the Landlord/Owner of $45 for lease preparation for attorney’s fees. There is also a $25 for Lease Renewals that will be charged to the Landlord/Owner. Our office employs the law firm Heist and Weisse, PA. The charge to cover attorney’s fees will be deducted out of the first month’s rent proceeds. The attorneys will be available to you and our office at no charge for telephone consultations in the event of any disputes with the tenant or related issues at 800/253-8428.
